Приміщення у центрі міста неподалік від Соборної площі пустує з 2012 року. Саме тоді звідти з’їхали останні орендарі.
Як пише ІА АСС, про це у коментарі розповів директор Департаменту розвитку Чернівецької міськради Віталій Гавриш.
Раніше на першому поверсі там був ресторан, а на верхніх поверхах – офісні приміщення. Наразі Департамент розвитку виставив цей об’єкт на аукціон. Його стартова ціна – 25 мільйонів гривень. Площа приміщення – 1573 квадратних метрів.
«В теорії приміщення було б цікаво залишити для міста і передати, до прикладу, громадським організаціям, кожному по кімнаті. Ми би таким чином позвільняли купу приміщень, які завеликі для громадських організацій, вирішили б питання використання їхніх приміщень. Але для відновлення цього об’єкта потрібні реально великі гроші. І відновивши його до хорошого стану, простіше вже було б розмістити якісь наші органи, які також розкидані по місту. І один, і другий варіант нереальні сьогодні по грошах», – пояснює Віталій Гавриш.
Торік цей об’єкт вже виставляли на аукціон. Його стартова ціна була 30 мільйонів гривень. За цю суму ніхто на торги не заявився. На зниження ціни департамент не пішов, тому аукціон відмінили. Цьогоріч оціночна вартість об’єкта склала майже 25 мільйонів гривень, але у Департаменті розвитку кажуть, що готові йти на більше зниження ціни, тому що стан будівлі досить негарний.
«Зазвичай запитують, для чого продавати такі об’єкти? Насправді на 1 гривню від вартості цього купленого об’єкта, інвестор вкладає від 4 гривень і більше. Тобто, по-перше, це в будь-якому випадку йде інвестиція, по-друге, даний об’єкт починає працювати, це не пустуюча будівля, враховуючи, що вона досить велика. Це створення нових робочих місць, ну і в цілому стан будівлі залишається збережений. Тому що це центральна частина міста», – додає Віталій Гавриш.
Термін подачі документів на участь в аукціоні завершується 1 жовтня.
«Якщо аукціон буде, то статус у наступну хвилину після подачі документів змінюється на аукціон. Якщо аукціону не буде, то він визнається таким, що не відбувся, ціна падає на 50% і оголошується новий на такий самий термін. Як практика показує, це теж нормально, значить ціна на ринку завелика для такого об’єкта і в нас вже були такі ситуації, коли непогані об’єкти, десь такі як цей приблизно, падали у ціні приблизно на 20%. Тобто вони падали на 50%, люди заявлялися на торги і відповідно ціна виростала ще на 30%, але в цілому на 20% менше від стартової ціни. Можливо там за 20 мільйонів його хтось готовий купити, а за 25 неготовий. Так буває. І в цьому аукціони дуже допомагають, адже якщо вартість об’єкта падає, ми все-одно можемо продати його за адекватну ціну» – каже директор Департаменту розвитку.
